How pricing works

$99 minimum per visit — that’s the floor for the whole visit, however many rooms or pieces it covers. Booked alone, a small job (like a single room, or one recliner) lands on $99 because that’s the visit minimum, not because that’s what the item costs. Add a second thing and you’re not paying that minimum twice or stacking the list prices; you’re paying for the actual combined job.

A “room” is up to 200 sq ft. Larger open areas count as two.

Every price here is an estimate. I try to be as transparent as I can with these numbers, but your home isn’t a spreadsheet. The firm price I give you before any work starts is the one that counts, and it won’t change unless you ask for more.

Common questions
Will the smell really be gone?
For surface and pad-level odor, almost always. The enzyme breaks it down instead of masking it. If it's reached the subfloor I'll be honest about what's possible.
Can you get the stain out too?
Most pet stains lift well. Old, set-in stains may leave a faint mark. I'll tell you what to expect before I start.
Is it safe for pets and kids?
Yes. The enzyme treatments I use are safe around pets and children once the area's dry.
Do I have to replace the pad?
Usually not. Replacing pad or subfloor is a last resort for severe cases; most odor clears with treatment and extraction.
